WOW! What a mess! Of course, you wouldn’t let your home fall like this; however, I have seen and been in many homes that owners were listing for sale (in a very competitive market) that were not fit to maximize their value. When a house is listed “For Sale”, the owner(s) are looking for their “Return on Investment ROI” as a maximum dollar value.

As a homeowner, you need to create a list of “trusted PROs” that you would work with to keep your home repaired, maintained, and polished. You can start from the top and move down to the basement when researching your PROs. Create a very comprehensive list and keep it current by checking regularly to see if those businesses are still operating. Replace those not operating or those that provided poor workmanship as you move forward. When you need one of those PROs, you will know who to call, as opposed to having nobody to call and finding one in haste who doesn’t complete the job properly.

You will need a “roofing company” who are certified in roofing repair. If shingles are removed, membranes torn, flashing damaged, or gutters full of debris, your roof is an issue waiting to happen. 

A contractor / carpenter who specializes in exterior and / or interior work should be on your list. There are differences between a “general contractor” and one who is a “finishing carpenter”. Make sure you understand those differences and ask when you call them, how they classify their work. Ask for at least three testimonials / references from previous clients. Research now is better than hiring the wrong business when it is needed.

Basements have caused issues because of concrete cracks. Having a “concrete specialist” on your list is very important. Though you might think repairing a concrete crack is easy, hiring a specialist who provides a warranty is important! You don’t want to relive this issue. Once water is in, it needs to be stopped!
