As a realtor, I have had to prepare homes to show their best for a sale. Issues arise from time-to-time because once a home is prepared, its owners still have to live in it and therein lies the problem.
Homes that we sell are PROfessionally staged, PROfessionally photographed, droned if needed, and renovated if needed, as well. Inside the home, the staging should stay as close to how the PROfessional stagers prepared it. It is difficult to keep the home as it was staged; however, the present owners need to realize that the staging brings in an extra 7% - 12% on average because of this staging. On a $400,000 home, that could be as much as $48,000. Believe it or not, I have seen sales with this type of increase, and it was because of thePROfessional staging!
The selling of a home is indeed an art form! People who sell advertised as “For Sale By Owner” open themselves up to all kinds of liability. I have seen enough to know that this is indeed true. Home sellers need to use “qualified realtors” to sell their homes to eliminate any possible liability. People would say I sold my home privately and never had a problem. They were lucky because problems have indeed surfaced long after the home was sold. If this happens, it’s called “Latent Deficiencies”. Be prepared in every way! Hire a realtor!
